Certified Inspection Services
Residential Home Inspections
CHS provides residential home inspections with the goal of providing you a comprehensive listing of defects, concerns, and any other relevant information that may assist you with your home purchasing decision.
Commercial Property Inspections
Whether a purchasing a rental home or starting your own business, commercial property inspections involve a thorough assessment of all systems and components. The purpose of the inspection is to identify any potential issues or hazards and provide recommendations for repairs and maintenance to ensure the safety and longevity of the property.
Time of Transfer Inspections
The Time of Transfer (TOT) is part of the Sanitary Code of regulation of the Central Michigan District Health Department (CMDHD). It states that properties in all of Isabella County with onsite wells and/or onsite sewage treatment systems need to be evaluated when the property is sold or transferred to a new owner.
Well & Septic Inspections
Same process as the Time of Transfer inspection, but for homes outside of Isabella County. Includes an inspection of your well and septic systems (Includes a standard water test).
Sellers Pre-Listing Home Inspections
This inspection is performed for the seller of a property before listing the home for sale. This inspection and accompanying report will allow the seller to gain a better understanding of their home prior to it hitting the market. This gives the seller the ability to make repairs to discovered deficiencies themselves, avoiding repair demands and related negotiations from buyers when they may have their own home inspection.
Radon Testing
Breathing in radon releases radioactive particles that damage lung tissue, significantly increasing the risk of lung cancer over time. This 48 hour test will be accompanied by a report that shows the 48 hour average of the Radon concentration level in the home, as well as an hour by hour breakdown over those 48 hours.

Thermal Imaging
Thermal Imaging also known as a thermal scan, thermography, or an IR scan is the use of an infrared camera that allows infrared radiation to be seen and displays this information as gradient colors on the display screen or an IR camera. As an
IR Certified Inspector I use this information to look
for thermal anomalies in the images presented.

Foundation Assessments
Floor structure and related framing, piers, and columns, foundation walls, signs of moisture intrusion, insulation, ventilation, etc. The Home Inspection report is sent to the client the evening of the inspection (typically 60-80 pages or more, including thermal imaging photos, recommendations, etc.
HVAC, Electrical and Plumbing Inspection
Systems will be examined with the goal of providing you a comprehensive listing of defects, concerns, and any other relevant information that may assist you with your home purchasing decision. As an InterNACHI Certified Master Inspector®, I’ll provide a thorough inspection ensuring I let you know of everything possible.
